The following Terms and Conditions govern the use and occupancy of our furnished apartments for short and long-term stays. By confirming your reservation and staying at Broadway Plaza, you agree to comply with these Terms and Conditions, which are intended to ensure a safe, orderly, and high-quality experience for all guests.
- Rochester Development Inc. DBA Broadway Plaza requires that each month be paid in full by the end of month. If Guest's stay is under 30 nights, pertinent sales taxes will apply.
- Reservations may be canceled up to 24 hours prior to the scheduled arrival date at no charge. Reservations canceled with less than 24 hours notice will incur a fee equivalent to a one-night stay plus taxes.
- The Guest shall be financially responsible for the apartment for the duration of the dates identified as the arrival date and the departure date, as well as any extensions beyond the original departure date. In all circumstances, the guest shall provide Rochester Development Inc. DBA Broadway Plaza with notice to depart with a minimum of 24 hours prior to departure date. Any extension of the departure date is subject to availability and approval by Rochester Development Inc. DBA Broadway Plaza. Rate is subject to review after the initial term.
- Should the Guest request to move to another room of equal or less value, Guest will be charged a $300.00 administrative fee.
- Each Guest will have a dedicated mailbox for their apartment for the duration of the stay. Keys can be obtained at the Rochester Development Inc. DBA Broadway Plaza office on the third floor. Upon departure, please provide the office with your forwarding address in the event you receive additional mail after checkout.
- Guest understands, acknowledges, and agrees that all areas of Rochester Development Inc. DBA Broadway Plaza are non-smoking. This prohibition applies to the use of any smoking-related products, including but not limited to traditional cigarettes, electronic cigarettes (e-cigarettes), vaping devices, bakhoor, incense, candles, and marijuana. Should Rochester Development Inc. DBA Broadway Plaza, at its sole discretion, determine that smoking has occurred during the guest’s stay, a $1,000.00 smoking fee will be charged. Should a second violation occur, the guest will be required to vacate the premises immediately.
- Weekly housekeeping service is included with the guest’s stay. The service day will be determined upon check-in. Housekeeping service can take place any time between 9:00 a.m. and 5:00 p.m. The Guest does not need to be present, as permission to enter the unit will be granted. Guest understands that service will be rescheduled for the following week if permission to enter is denied after two attempts. Additional housekeeping can be requested through the Business Office for an additional fee; a minimum of 24-hour notice is required.
- Rochester Development Inc. DBA Broadway Plaza requires Guest to pay a $500.00 security deposit upon check-in for all reservations that are eight nights or longer. The security deposit will be refunded without deductions if: 1) Guest has fully complied with the terms of the reservation confirmation. 2) Guest and guest’s household members and visitors have not damaged the apartment or any common areas beyond ordinary wear and tear. 3) The entire apartment (including range, exhaust fan, cabinets, refrigerator, closets, walls and carpet) was clean. 4) Guest has paid all rent, late charges, and other debt owed to Rochester Development Inc. DBA Broadway Plaza. 5) All debris, rubbish, and trash have been placed in proper disposal containers, and the guest’s personal property has been completely removed from the unit. Unit inspection will be performed upon checkout; the security deposit will be refunded to the original payment method within 30 days after checkout as long as the outlined conditions are met.
- Rochester Development Inc. DBA Broadway Plaza does not allow pets. Only service animals or emotional support animals (ESAs) are permitted on the premises in compliance with applicable laws. Guest requesting to bring an ESA must provide documentation from a licensed healthcare professional confirming the need for the ESA. Guest must inform Rochester Development Inc. DBA Broadway Plaza at least one week prior to arrival if they will be accompanied by a service animal or ESA. Animals must be well-behaved, house-trained, and under the owner’s control at all times. Owners must ensure animals do not pose a direct threat to the health and safety of others. Animals must be leased or harnessed when in public areas of the property unless such restraint interferes with the service animal’s work or the owner’s disability. The owner is required to clean up after the animal in both indoor and outdoor spaces. Any disruptive behavior, such as barking, growling, or jumping, that cannot be controlled may result in Rochester Development Inc. DBA Broadway Plaza asking the guest to remove the animal from the premises. Rochester Development Inc. DBA Broadway Plaza reserves the right to charge a reasonable fee for any damages caused by an animal, such as chewing, scratching, soiling, or ripping of any furniture, bedding, or flooring.
- Rochester Development Inc. DBA Broadway Plaza requires that all medical sharps, including needles, syringes, and lancets, be disposed of properly for the safety and well-being of all guests and staff. Guests are responsible for ensuring they have the necessary supplies for safe disposal, including a designated sharps container. Used sharps should never be placed in regular trash bins, toilets, or any other improper disposal locations. To maintain a clean and safe environment, we ask that all sharps be stored and discarded in a puncture-proof container brought by the guest. Failure to follow proper disposal procedures may result in additional cleaning fees and could impact the ability to book future stays. If you require assistance locating disposal resources, please contact the Business Office, and we will be happy to provide guidance.
- Rochester Development Inc. DBA Broadway Plaza reserves the right to inspect, repair, remodel, and maintain all units, with advance notice given whenever possible. The guest agrees to take good care of the apartment and not to perform any hazardous, offensive, or unlawful activity in the apartment or the common areas of the property. The guest shall promptly notify Rochester Development Inc. DBA Broadway Plaza of any and all damage to the premises, property, and appliances therein, including any malfunctions. Guest may also be liable for any damages to the apartment and its furnishings or fixtures or the common areas of the property due to negligence, neglect, or abuse of guest, any occupant, or invitee (including any extra cleaning or repairs required, at Broadway Plaza management discretion). All maintenance calls should be reported to the Rochester Development Inc. DBA Broadway Plaza Business Office.
- Renters insurance is not required for the stay. Guest agrees to obtain and/or maintain its own renters insurance if purchased and/or be responsible for the personal property of guest, any occupants, or invitees. The Guest agrees and acknowledges that Rochester Development Inc. DBA Broadway Plaza will not be responsible for the safekeeping of equipment, supplies, written material, or other valuable items left in apartments or common areas of the property. Guest may not rely on any contrary verbal or written assurances provided by Rochester Development Inc. DBA Broadway Plaza staff in this respect.fState/country/provincial laws will govern Rochester Development Inc. DBA Broadway Plaza's liability for any damage, loss, or injury to persons or property occurring within the leased unit or apartment community. - Guest will defend, indemnify, and hold Rochester Development Inc. DBA Broadway Plaza harmless for any claims, losses, or expenses arising from guest’, occupants’, or invitees’ use of the apartment or the common areas of the property. Guest may not assign, sublease, transfer the reservation confirmation, the apartment, or any part thereof, or permit the use of the apartment by anyone other than the guest and permitted occupants. Guest represents, warrants, and promises to Rochester Development Inc. DBA Broadway Plaza that guest’s use and occupancy of the apartment is of a transient nature and the apartment is not intended to be a permanent residence of guest. In no event shall Guest’s occupancy and use of the apartment be construed to create any landlord/tenant relationship between Rochester Development Inc. DBA Broadway Plaza and guest. This agreement is not a lease and is not intended to convey to Guest any real property interest or estate in or to the apartment or any other portion of the Property. Any need by Rochester Development Inc. DBA Broadway Plaza to remove the Guest, including but not limited to unpaid bills or unauthorized holdover, will be governed by the rules and regulations applicable to state/country/provincial innkeeper laws.
- Guest agrees that they (and any occupant or invitee) will abide by these terms and conditions and all rules and regulations of the property. Rochester Development Inc. DBA Broadway Plaza reserves the right to remove any guest without prior notice due to misconduct or violation of these terms and conditions or such rules and regulations.
